The short answer

There is room near the airport, but it is small lots, not big blocks. Within about 3 miles we have identified 89 sites, and 53 list 24/7 access. Only 11 list 100 or more spaces, and three lots hold 6,257 of the 8,377 spaces listed. A rental fleet that needs several hundred contiguous spaces will find very few candidates and should ask each one for its real block size.

Counts are sites we identified from public listings as of October 2, 2026. They are not live inventory. Distances are straight-line from the airport and the coordinates in our public list are deliberately blurred, so treat each band as approximate and not as a driving time.

How much parking sits at each distance from the airport?

The supply grows fast with distance. There are 8 sites within about 1 mile, 32 within 2 miles, 89 within 3 miles and 359 within 5 miles. All 8 sites within a mile list 24/7 access, and 60% of the sites within 3 miles do (53 of 89).

The nearest ring is mostly small. Eight sites sit within a mile and together list 24 spaces. The first meaningful blocks appear at the 2 to 3 mile ring, where 11 sites list 100 or more spaces. Totals are only for sites that list a capacity, so the real number of spaces is higher.

Where do rental companies park cars that do not fit in the airport’s own center?

Mostly in their own off-site lots. The airport's rental page lists 13 companies inside the Rental Car Center at 3900 NW 25th Street and 16 more off-site operators that offer pickup.1 The airport publishes no capacity figure for the center.

A 2011 airport fact sheet put the center's car capacity allocation at 6,500 across four levels of about 20 acres each, and said it had space for 16 companies.2 That sheet is 15 years old, so read it as scale, not as today's count. The 16 off-site operators are the useful fact. They show that rental companies already run lots outside the center, and every one of those lots has to solve the same questions about hours, exits and block size. For who supplies what in this market, see our comparison of all seven providers serving Miami.

The center operates around the clock, but some operators close between 11 p.m. and 5 a.m.1 A lot used for returns and turn-arounds should be open when the counter is not.

What should a rental fleet check before it takes an overflow lot?

Check six things: block size, hours, the exit, height, surface or garage, and flood zone. Our airport-area data shows how often each one is missing.
What to check before taking a lot near the airport
CheckWhy it mattersIn the airport-area data
Block sizeA fleet wants one contiguous block, not scattered stalls.Within 3 miles only 11 sites list 100 or more spaces, and one lot lists 3,800.
HoursReturns and overnight moves do not follow office hours.53 of 89 list 24/7 access. 66 list hours of any kind.
Exit and gateDrivers moving cars alone need an exit that does not need a cashier. No site in our list records a gate type. Ask whether exits are open or ticketed.
HeightVans and large SUVs need clearance, and garages vary.Only 6 of the 89 list a clearance.
Surface or garageOpen lots take sun and rain. Garages cap height.18 list a surface lot and 12 a garage. The rest do not say.
Flood zoneCars parked in a flood hazard area need a storm plan.38 of the 43 sites with a FEMA zone on file are in zone AE or AH.

The Atlantic hurricane season runs June 1 to November 30.5 FEMA counts zones AE, AH and VE as special flood hazard areas.4 38 of the 43 sites near the airport with a zone on file are in AE or AH, so a rental fleet should ask each lot where cars go before a storm and who moves them.

What do monthly prices near the airport look like?

Thin data, and higher than the county as a whole. Only 13 of the 89 sites show a monthly price, and the median is $373 against $200 across all of Miami. The range near the airport is $250 to $749.

Within 5 miles, 28 sites show a monthly price and the median falls to $287. These are listed car-size prices, and a lot that takes a block of 200 cars will quote differently. The published truck terminal near the airport lists $700 a month for a tractor space, which is a different product from a car stall.3 For a fleet of 150 rental cars, the $373 median would be about $55,950 a month if every space cost that much, which is why a block price is worth asking for.

Questions rental fleets ask about the airport area

How many rental companies operate at Miami International Airport?

The airport lists 13 companies inside its Rental Car Center and 16 more off-site operators that offer pickup service. The center operates around the clock, though some operators close between 11 p.m. and 5 a.m.

Is there overflow parking near the airport for rental cars?

We have identified 89 sites within about 3 miles of the airport, with 8,377 spaces listed in total. Three lots hold 6,257 of those spaces, and most of the rest are small. None is bookable until the site agrees terms.

Does a rental fleet need a lot that is open 24 hours?

Usually yes for return and turn-around moves. 53 of the 89 sites within about 3 miles list 24/7 access, and the rest list limited hours or none. Confirm exit access for drivers on foot and in vehicles after closing.

What is overflow parking for a rental fleet?

It is space outside the rental center or branch lot where a company keeps cars it cannot fit on site, such as returns waiting to be cleaned or extra cars for a busy week. The questions are block size, hours and how drivers move cars in and out.

What does a monthly space near the airport cost?

Only 13 of the 89 sites show a monthly price. The median is $373 and the range is $250 to $749. Across all of Miami the median listed monthly price is $200, so airport-area space is priced higher. A published truck terminal rate near the airport is $700 a month for a tractor space.

How we counted

We counted sites in XoomPark's public coverage list on October 2, 2026. A site is a parking lot or garage identified from public listings, and it is not verified, available or bookable until it agrees terms. Distance is straight-line from the airport at 25.808 N, 80.288 W, using the blurred coordinates in our public list, so bands are approximate. A site counted in the 1-mile band is also counted in the larger bands. Spaces are the sum of listed capacities, and only 23 of the 89 sites within 3 miles list one. Monthly prices come from the price text on the listing: the lowest monthly figure or permit per site. A blank means the listing did not say, not that the answer is no.
