The short answer

Miami has more large lots than most fleets expect, and almost all of them need a flood plan. We have identified 172 sites that list 100 or more spaces. Most sit in the city of Miami, Coral Gables, Kendall and Miami Beach. Of the 831 sites with a FEMA flood zone on file, 762 are in a special flood hazard area, so the first question for any site is what happens to your vehicles when a hurricane warning goes up.

Counts are sites identified from public listings as of October 2, 2026. They are not live inventory, and none is bookable until the site agrees terms. This page is for vans, cars and light work vehicles. It does not cover tractor-trailers.

Which parts of Miami have the large lots?

The city of Miami has the most: 50 sites that list 250 or more spaces, then Coral Gables with 10, Kendall with 9 and Miami Beach with 7. Across the whole list, 114 sites list 250 or more spaces and 56 of those list 24/7 access.

Garages dominate. Of the 114 large sites, 33 are marked as garages and 8 as surface lots, and the other 73 do not say. That matters for a work van, because a garage sets a height limit and a surface lot usually does not.

What do monthly storage prices look like, and what is the van math?

178 sites show a monthly price per space. The median is $200, the middle half runs from about $137 to $300, and the range is $45 to $785. Garage listings have a median of $274 (59 sites) and lot listings $200 (99 sites).

Ten cargo vans on car-size monthly permits at the $200 median would cost $2,000 a month. Ten tractor spaces at the $700 a month one Miami truck terminal publishes would cost $7,000.4 The gap is the reason to settle early whether a van needs a car stall or a truck-class space. These are listed prices from public sources, and a site can quote a van differently.

How much Miami storage sits in a flood zone, and what about hurricane season?

Of 831 sites with a FEMA flood zone on file, 762 (92%) are in zone AE, AH or VE, which FEMA counts as special flood hazard areas.2 Only 69 are in zone X. The Atlantic hurricane season runs June 1 to November 30.3

A flood zone describes the land, not the building. A garage in zone AE can still have upper levels above street flooding, which is why the question for a garage is which level your vehicles would use. For a surface lot there is no upper level, and 80 of the 81 we could check are in a hazard zone. You can look up any address on FEMA's map service.5 Ask each site whether it moves vehicles, closes or keeps its gate open when a warning is issued, and get the answer in writing before the season.

Which county rules decide whether vans can sleep at drivers’ homes?

Miami-Dade County splits commercial vehicles into categories. Category 1 vehicles are limited to two per residence. Category 3 vehicles are barred from every residential zoned district.1
Miami-Dade commercial vehicle categories at a residence
CategoryWhat it coversAt a residence
Category 1Passenger vehicles under 8 ft tall with commercial signage, plus taxicabs and limousines under 20 ft.1Up to two
Category 3Vehicles over 20 ft long or more than 8 ft tall, such as tow trucks, dump trucks and semi-tractors.1Not allowed in residential zoned districts

Fines are $500 for a first offense, $1,000 for a second within five years and $2,500 for a third or later, and each vehicle and each day counts separately.1 A high-roof van over eight feet tall falls on the Category 3 side. For a fleet with more than two marked vehicles, a commercial lot answers the question for good.

What do Miami storage listings usually leave out?

Almost everything that matters for long storage. Only 189 of the 1,606 sites list a clearance, 406 list a capacity, and just 23 record whether the lot is fenced or lit. None records a gate type.

A blank means the listing did not say, not that the answer is no. For storage, the blanks on fence, light and gate are the ones to close first, because a vehicle that stays for a month needs a site that is secured and lit when nobody is watching it.

How do you get a van storage plan in place before the season?

Tell us the vehicle count, the tallest vehicle and the start date. We shortlist large lots near where the vehicles work, agree each site's price, hours and storm plan with you, and set up booking and the condition record in XoomPark OS.

Questions Miami fleets ask about storing work vehicles

Can a company store work vans at drivers’ homes in Miami?

Partly. Miami-Dade County allows no more than two Category 1 vehicles at a residence. Category 1 includes passenger vehicles under eight feet tall that carry commercial signage. Anything over 20 feet long or over eight feet tall is Category 3 and is barred from every residential zoned district. The first citation is $500. Cities inside the county can add their own rules.

How much does it cost to store a work van in Miami?

Of the 1,606 sites we identified, 178 show a monthly price per space. The median is $200, the middle half run from about $137 to $300, and the range is $45 to $785. These are listed car-size prices, mostly monthly permits, not quotes for vans. A published truck terminal rate near the airport is $700 a month for a tractor space.

Is a Miami storage lot safe from flooding?

Most are not outside a flood hazard area. Of 831 sites with a FEMA zone on file, 762 are in zone AE, AH or VE. A zone describes the land, so ask which level your vehicles would use and what the site does when a hurricane warning is issued.

How is this different from self-storage, RV storage or a container yard?

Many Miami results for storage are self-storage units, RV spaces or container yards. This list is of lots and garages that can take cars and vans, with the details a fleet asks for: hours, clearance, capacity, flood zone and who can move a vehicle in a storm.

What clearance do I need for a high-roof van?

Only 189 of our sites list a clearance, and 38 of those list 8 ft (96 in) or more. Measure the tallest vehicle with its roof equipment and ask the site for its lowest point in writing.

How we counted

We counted the sites in XoomPark's public coverage list on October 2, 2026: 1,606 lots and garages in Miami and nearby cities, identified from public listings. A site is not verified, available or bookable until it agrees terms. Large-lot counts use the listed capacity. Cities are the city on the address. Flood zones are the FEMA zone letter on file for 831 sites. Monthly prices come from the price text on the listing: we took the lowest monthly figure or monthly permit per site, which gives 178 sites, and these are listed prices for car-size spaces, not quotes. A blank means the listing did not say.
